This policy explains the cookies and similar browser storage used by the Roffe's website, guest portal and staff portal.

1. What cookies and similar technologies are

Cookies are small text files stored by a website in your browser. Similar technologies include local storage and session storage. They can remember a preference, maintain a secure sign-in or help an online service operate.

UK rules apply to cookies and similar technologies that store information on, or access information from, your device.

3. Why there is no cookie banner

The website does not currently activate analytics, advertising, behavioural profiling or embedded marketing trackers. The portal authentication storage is needed to provide the secure service requested by the user, and the website's session preference remembers the requested interface state.

Because we currently use only this essential or functional storage, we provide clear information here rather than interrupting every visitor with a consent banner. If we introduce non-essential analytics or marketing technologies, we will update this policy and ask for consent before they are activated.

4. HubSpot and the property assessment form

Property assessment requests are sent from our server to HubSpot. We do not install HubSpot's browser tracking script for this submission, so completing the form does not itself place HubSpot advertising or analytics cookies on your device.

The personal information sent to HubSpot is covered by our privacy policy.

5. External links

Our portals may link to external services such as Google Maps, What3Words, WhatsApp, booking platforms or supplier websites. Those services may use their own cookies after you choose to open them. Their own privacy and cookie information will apply.

6. Managing storage

You can inspect or delete cookies and browser storage using your browser settings. Blocking or deleting portal authentication storage will sign you out and may prevent secure areas from working. Deleting the website's session preference may cause the opening animation to play again.

7. Changes and contact
